Recommendations of Facebook groups or the "Next door" app

You can literally just post in on a RE investors group or facebook marketplace and you will probably find a buyer and you can wholesell it.

You can also check meetup.com or search facebook for real estate investment groups, clubs, or meetings in your area.

In Virginia, for instance, as of July of this year, source of income can no longer be used as a criteria for tenant selection, much like felony status is protected nationally.  

Not sure about where you are but locally we have a Facebook group for brokers only - I have been having a lot of success reaching out on there looking for investments prior to them hitting the market.
