I hate to be the one that  tells you this, even when a property is getting financing to enable for someone to close, the existing owner still gets paid in full on that same day.

In the previous client's case he submitted for the three tax parcel's, but has to wait to make a sale until the building is demo'd because the title company won't insure title due to the existing 'encroachment' of a building covering the property.

You should find out what problems exist, as you may have responsibility there.

I've never looked into it myself, but there are locking mailboxes, so I imagine a locking package box must exist somewhere.
