The mantra in our industry actually used to be 1 year and a day because that would create two separate year tax returns reporting the property. 

An estoppel certificate signed by every tenant stating they are in a month-to-month tenancy at how much rent, are they current, amount of security deposit - even if the amount is zero it needs to say that.Tell them now because these will take time to prepare and then the seller has to get the tenants to actually sign them. 

I don't have much to add from the actual loan terms consideration, but I would encourage you to assign each property a value for a partial release and include that in your loan terms with the seller.

I don't find anyone abusing heat or air conditioning and since I provide all utilities including the Internet, I have actually come too appreciate the simplicity and additional control I have.

Hostaway looks nice but unlike Ownerrez they keep all documentation for setup and on what they actually support behind the paywall until you sign up, and they offer no trial.I used to wonder how they got people to sign up with no transparency and no trial. 

It's a 5 hour one way trip but I hope it will be a long term relationship. so makes sense to make the trip and yes, verify that the property actually exists.  

You can only deduct what you actually spend.Second - you could not deduct tickets in your scenario even if you paid cash.
