Because we have multiple older complexes in Houston that we will continue making energy-efficiency upgrades to (probably for years), I may still PM you about your contractor early next year ... after the contracts have been awarded.  

As the neighborhoods getting gentrified or upgraded ,people move towards in-house laundry?

I'm considering a roommate to help supplement the mortgage but have a few many more renovations to correct, mainly the 2nd bathroom which the potential roommate would occupy and kitchen upgrade specifically replacing the 30's oven, I'm assuming this type of job would be +7k or more.

The home is essentially in good shape but dated as it's about 20 years old or so and could use some modern upgrades but it was the model home so it has features like granite counter tops, dual pane windows, French doors, etc...

Things like roof, plumbing, HVAC, electrical will undoubtedly need to be replaced or upgraded at some point. 

Note: In some areas, i really should move on and hire others.It is an older home (built in 1920) and I restored it and upgraded it to a very nice home.
