I feel like I don't have much control over this situation.

You can take control of ownership by quit claim, warranty deed, assignment of bene interests, purchase of an LLC, option, and perhaps a few other ways, and there's different costs with all.

However, per the lease agreement, pest control is actually the tenant’s responsibility.

That wind is influenced by future events you have no control over.
