Default is default, collections means they are in financial distress and I do not want them as tenants.Poor financial management of debt is a risk factor regardless of the cause.

Time is a factor as I need to decide weather to purchase or terminate the contract by this Friday.

Also, factor in that your turnover will be very high compared to most markets given the student population and low-income area.

I am an investor, self managing landlord, and GC, I specifically don't Want to get a realtor license so I’m not considered a real estate professional for tax designations so when I periodically sell something, I still qualify for long term capital gains.

Obviously there are many factors that go into vetting the syndicator and/or the GP (that's not this discussion), but the deals are deals. 

Walkability is not a factor in my market, where nobody walks, they have cars.

But homestead/non-homestead is an important distinction, also if agricultural use or not....all factoring into a homeowner's right of redemption.
