Does the construction material (frame, vinyl siding, etc.) matter?

My gut tells me I need my own liability protection--I'm in business with Airbnb but don't exactly fully trust them--but like I said, it's difficult and expensive to obtain.

Unless you plan to pair it with a construction division or can build out a brokerage and the property management is utilized to bring in and/or retain business, it's not a great business to be in if you plan to manage 3rd party assets.

@Kinnari Pandya  I look to invest in the fastest growing areas, wher epeople are moving TO, where construction is booming, rising tide raises all ships, etc. 

If so, has this been effective with improving efficiency, tenant satisfaction, and overall business operations?

It's one of the non-transparent gentrification+migration in history due high COL.For young people and business, it's no longer make sense to live independently in CA even to pursue career so TX gives better choice.

This business is not for everyone. 

I guess it would be case by case on the underwriter, if they will ask questions when the lease is under the buyers business name. 

Agree with everyone else - it's the cost of doing business.
