Good home, location, and screening net a good tenant.Maintenance is easy because of access, but perhaps more frequent with cheap components (that we upgrade).

In your structure think of these two components as separate functions even if the same person (you) is doing both.Here is the most simple structure (freshman class):  You do the work, a friend invests all of the money.

@Pax Magaway I am a huge fan of the live in starts. whether you have remodel or a house hack component either way it is a great way to get started and learn the house before having tenants in it.Congrats on nailing down your strategy and taking steps the right way! 

for someone whos only goal is to own rental houses and do nothing else.. then I guess that works.. but true equity is an important component when going to the next level..

To wrap it all up my friends, let's be clear, STOP calling owning a Small Business that you invest IN, "investing" because while there is a component to that such as one does in ANY business one owns or launches, it's NOT "Investing".
