This hasn't been a problem to this point - though after the comments from @Marcus Auerbach and @Rebecca Knox I might have to rethink that. 

My comment seemed kind of harsh, so I should have added live and learn.  

.- I agree with other comments, investing in OZ is very risky, most of the offering is an opportunistic-style investment (compared to core/value add in 1031 DST), so there's quite a bit risk of losing money.

Landlords make more money here on appreciation than on cash flow, however, don't forget that the cash flow is the key to sustaining your rental long term.My only other comment, is I think you are underestimating your closing costs.

Then he comments this ... where he finds 20 units for only 179,000 dollars?

Short answer: Possibly June of this year for full passage.Long answer: The proposal is going to face some open house/public comment sessions.
