Manufacturing growth in June was broad-based, with thirteen of eighteen industries reporting expansion while four reported contraction (one reported no change).

I am interested in both single and multi family so open to either.I know this is a broad topic so just looking for general recommendations of where to start narrowing down my search.

Granted each state can define what meets the definition of a commercial loan, it wouldn’t meet the definition of a commercial loan in our state (California).

This is a judgement call as there may be no legally defensible framework to define a specific period.  

I'm not trying to discourage you from wholesaling, if you think that's the niche for you, go for it, but just be aware that it's one of the harder ways to get started due to the broad skillset needed.

I don't know how you define a light/cosmetic rehab but generally, I light rehab isn't going to create equity if all it is is sprucing it up with paint and carpet.
