Get 5+ years under your belt doing smaller deals before you start getting into the higher ticket homes)

Looks like we are all relative beginners, I'm currently rehabbing my first BRRRR property in Sellersville, Bucks county, have two and a half years experience with value stock investing, business studies via college, a couple hundred Bigger Pockets podcasts and a dozen or so real estate / business books under my belt. 

The snow removal company we were considering using is saying they only have plow insurance and that there is no snow blower insurance.

From what I can see it would cost ~$175-250/sqft (not an actual quote, just what I've gleamed from average addition data for MA), and the area sells for around $350-450/sqft (think suburb inside the 495 belt).

I can tell you for sure that no rust belt city is on the radar for MF investments.

Unfortunately that caused me to miss the sale of the century on housing,  but there are still a few good deals leftI plan to start with SFH's and reevaluate after I get a few under my belt.  

Maybe after a handful of properties under your belt you can sit down with a local lawyer and talk about what options you may need (if any).

I've heard around West of belt-line but so many areas there too. 

I am constantly amazed that there are LA investors that will hand their money over to complete strangers to help them invest in unknown markets in rust belt towns but they won't drive to Banning or Victorville to pick out their own $50-75k pig of a first rental.It appears the #1 search term for wholesalers is absentee/out of state landlords yet we have people lining up to do just that.
