While 2-3 months of summer break won't be a long enough time to build a business, there are other ways you can use your license to add value in a short amount of time.You can be a cold-caller/deal finder/lead generator and collect a referral fee for any deal you lock up for an agent/brokerage.You can also help out with social media marketing (from Wisconsin OR Arkansas).I would look into getting your license online.

I can door knock, cold call or heck I'll even lick envelopes for your direct mailing!

You'll just have more management issues as people can get super emotional when things go wrong in the place they live.... they get hot, cold or wet or upset about something going wrong in the house and something needs to be done pretty fast to get them to calm down.

Multiple loans would give me anxiety... what if all properties went vacant for several months?
