Assuming that you have to pay taxes, closing costs, realtor fees, etc, and you are left with 300K to invest, here's how I would invest it in the Denver market to achieve your goals:I would buy three large single family homes (6+ bedrooms, 3+ bathrooms) with basement apartments with separate entrances that cost between 400-450K with 20% downpayments in Westminster, Lakewood, Englewood, Thornton, or Northglenn, also, these houses would ideally be separated from the top and bottom (ex. 3 bedrooms 2 bathrooms upstairs, 3 bedrooms 1 bathroom downstairs), so you could rent by the room for a premium on the top rooms, and rent by the room on the bottom rooms or rent out the whole bottom unit to a family.

I am living in one unit with a friend who is paying rent for the other bedroom, then renting out the other unit to a family.

I’m considering adding two bedrooms above the garage to significantly force some equity.

What I call "pizza box syndrome," where they'll eat most of a delivery pizza and forget the rest to rot in the box in a bedroom corner.

I have tried to buy som duplexes or triplexes in London ,ON , but man , make sure you visit them before considering them, the kind of people who live there is broke, and dont believe they are even paying.One bed room is not as wanted as 2 bd rooms, since families prefer larger condos, but if your target is single professionals, then that might works.

Thanks all As others stated, mini splits could be your answer but if you have 2 bedroom or more units, it may be better to go with a new full system.
