It would also reduce a lot of your risks by being able to do a deal in a more upmarket area than your current capital constraints would allow. 

From a selfish standpoint it works out well for me if people do this because they have less ability to compete with me for houses, but from a moral perspective I would not tell anyone to do this unless their cash flow was very close to the job, they had diversification, and no or little debt.

It has been awhile since I have worked with them, but I believe you will need to buy a more expensive property than you currently have. 

We followed up by closely monitoring the property, doing an inspection inside as well, and making sure social services, who was involved with our tenant, was apprised of the situation so they could guide the tenant to a more suitable housing arrangement for her own safety.
