I would contact the Tenant and remind them that all adults must be screened and approved before they can occupy and that they must be added to the lease.

We had multiple buyers take a look at it but no real strong offer to stick.Now we have entertained seller financing but we have two different terms but not sure what makes sense and would love the feedback.

That's good news, I went through one lender and I wasn't denied but basically they weren't going to entertain me, even after I provided all relevant financial documents.

I advise them to set aside some for turnover, repairs, vacancy, and capex, but we are all adults here and I am not babysitting them.

You could use the $250 savings on rent to buy a small stand alone freezer for future storage and that would free up your normal freezer space for adult food.

What I'm getting at, is why not just do your own.Doll up your backyard for entertaining, lay in a few bottles of Patron and Grey Goose, and some mixers.Then invite people you have met that you can help and they can help you.Shake a hand, make a friend, and spend a buck or two on entertaining.Just my 2 cents.

At the moment, I'm restricting stays to a maximum of 29 days due to the legal definition of "Short term vs Long term" in California.Because I've been getting inquiries, I would like to entertain longer stays, if possible.
