Great idea about seeing if someone is available to check on the property in person for me..

I contacted a few lenders, one being a lender that I have used a few years ago for an investment property (sfh) that is in my name; my llc wasn't yet formed.

I hear their daughter Blue Ivy is one hell of a strict property manager though, hope she accepts my rent in the form of IOUs.As I am just starting out, I have put a moratorium on purchasing books until I finish the group that I have recently compiled. 

Divorced in March of 2015 and moved into an apartment while my ex-wife stayed in the house with the kids.  She was never late, but the mortgage payment was high for her, so she has now done a modification using the FH...

It's tough for me to spend $200k more on a property that gets the same rent.

Worse, I'm allergic to tobacco cigarette smoke and passive tobacco tar isn't much better for me in terms of the allergic response it kicks off.

But i think college is a must for me.

The upside would have to be significant for me to take on this kind of risk and spend that kind of capital, especially if the house becomes unlivable and has to sit empty during construction time.Really appreciate everyone's feedback, it's been so helpful to have folks familiar with REI to bounce ideas off.

My aunt is ready to be done with the property so I thought this would be a great first time investment opportunity for me.
