I'm not totally clear on your post but..If you're buying a 1-4 unit primary you can (and probably should) use the FHA.

I'm a cautious spender vs. borrowed funds that I throw around like free money.Figure out what your reserves need to be and keep it there, but don't hoard cash.

Details:- 19 occupied spaces, currently grossing ~$6,900/mo- 9.5 acres with enough septics and wells (and approval from the county) to have a total of 44 pads!

@Rakesh Battula, before even looking at the true financials like Nikolas quickly did, there are some things that don't make sense:1: If it is 100% occupied, why are you assuming anything about free rents with estimates.  

That way, if you find a deal like this, you can keep your cash capital-gains-free?
