A maximum of 3 motor vehicles are allowed for tenant(s), and that such vehicles must have proper license plates (no temporary tags longer than 30 days), as well as proof of insurance on such vehicles.

A 2,000 SF new build will run about 400k plus 100k for the lot - that math only works in some parts of the North Shore.

(Greater Boston, South Shore).

Not to mention, new builds may be more attractive to renters.Final thoughts: I don't mind the temporary discomfort of house hacking (though I very much would like to have my own space; my wife and I have never lived in a single-family by ourselves since we have been married.), but I do not want to live in a neighborhood that is not safe.

You may do well marketing to Realtors for clients relocating to the area who need temporary housing.
