there was a very famous case in San Francisco 20 plus years ago.. where 2 of those dogs attacked a young women in the elevator while the owner was trying to restrain them.. and the dogs killed the young women.. and I believe the owners were also attorneys of some repute .

Since you are coming from San Fran, labor costs are definitely cheaper here, but material costs are about the same.It depends on what type of project that you are getting yourself into.

Or you can become a broker and work in Beverly HIlls  Manhattan  San Francisco   Seattle  North side Chicago and other high priced markets and have zero risk and make huge commissions.. my wife who just does starter real estate is already at 9.9 million for the year in sales.. you can do the math on that one.. with NO risk and with her experience ZERO Money in advertising.. other than flyers and some basics for her listings.. 

San Diego has voted to end Short term rentals in San Diego starting mid 2019. 

Also look for REI Associations in San Diego.

The 5 rentals and flips I did on Maui were great, early successes for me. 2 of my 5 flips in San Diego were some of my very best net profit deals at about 100K each. 

Excellent post I'd consider doing pre-forecloures in AZ NV OH IN TN TX but definitely not in OR WA CA SoCal San Diego LA or any place that is heavily tenant friendly.
