Now no more frustration.You can obviously evict the tenant but be prepared for that major turnover expense as well; paint, carpet, cleaning, landscaping, utilities, repairs, etc.As far as PM's doing extra work chasing non-payers; 100% they do extra work.

I will say it was worth it (peace of mind) to have the transaction done with professionally prepared standard forms, filings, recordings, etc.

(well at least a day after demo)  The more you have planned out for them the more they can do with the walls/ceilings and floors being open before your drywall/framing etc slow down your contractor.Be prepared to double your budget. 

As prepared as you may think you are there is a steep learning curve you are getting ready to undertake.

In order to prepare for Life, all young girls and boys should be required to take Trade School courses instead of Social Studies crap.
