We receive the daily MLS listings through our realtor for all MF in the area and talking to as many knowledgeable people as possible so we are waiting it out for now.We expanded our search to some towns a little north of the city (Melrose, Wakefield, Reading) but close to public transit so it's easy to rent to commuters.

The market can be VERY location dependent in the north area and I strongly suggest having an agent that knows the area, could suggest a few when you are ready.

The challenge is that I do not want to be responsible for the accuracy of accounting on the amortization, nor the billing and receiving of funds. 

Unless you know a licensed contractor extremely well, have supplies already or decide to explore alternative methods for getting it done, my guess is your renovation expenses will be well north of 40k. 

This would be for a property in Chelmsford Massachusetts - (about 30 miles north of Boston).
