Maybe 1200/mth for a 12-month lease, 1100/mth for a 2-year, or 1250/mth and an improvement budget to upgrade/replacement a few items that are outdated.

If you are going to manage it yourself go over the trailing 12 month financials from the owner and look at every item to see what it would be under you.

Unlike Brandon recommends (which probably works fine in his state) I can't just take the full deposit without first trying to fill the unit to mitigate losses and itemizing what the deposit was used for (additional advertising, number of days rent missed, etc.)

What are the deferred maintenance items, and not only their projected costs but also time frames (will you be spending $20k on cap ex in the next 3 months that could push you over the edge financially)?

I'm content with $100/door in my area.Find out from your property manager how much the unit can be rerented for with none of the improvements, all of the improvements, and half of the improvements and run the numbers with the different rents.I would lean toward doing the upgrade items and basic cosmetics, but not do the middle of the road items that typically need to be done and redone.

My lease read "The following items of personal property are included in the premises without warranty and the landlord will not maintain, repair or replace them: washer/dryer".That being said, a tenant cannot be required to waive their rights to things that affect the legal habitability of the home, even if it's in the lease.
