I knew nothing about the basics of real estate and after confiding in my dad that this is what I wanted to do he pointed me to Bigger Pockets, which I then learned by all the educational tools that not only can I do what I know I would love and enjoy doing but that it will give me a life I'd want for myself and my family that no other job could do for me. 

They have some great hard money and contractor referrals.

I'm sure you've sold plenty of condos to these folks.What's left over, such as the courthouse auctions, usually goes to folks with established businesses - professional contractors and long-time investors with rehab crews in place that can turn your $25k flip into a $15k flip.All of those rule-of-thumb equations you read everywhere are regional. 

This is based off accurate numbers (ARV off comps, and repairs based off a contractor bid).

So I know this contractor who has done a few jobs for me at my own home. 

Hi all... going to look at a property with my rehab contractor on Sunday.

I apologized again and told him that I would help coordinate contractors to fix it and if he gets the building up and running that I would be interested in purchasing the property for the 250k.After speaking with the building inspector, I found out it has been vacant for a few years and they were the town was the ones who boarded it up.

Everyone wants their General Contractor to do 3 things for them.Quality work.Fast work.Cheap work.A good General Contractor will give you one of the three. 

Can anyone recommend a contractor and/or home inspector?

I let him know I'll be coming back with a contractor to look at some additional items.
