The right PM will have ability to share with you reports and data to include total nights rented, and other reports plus you should have access to view communications if you want.

Most months I spend maybe 1-2 hours communicating with tenants, making calls, or arranging maintenance.The most agonizing piece will be doing the showings to future tenants.

I'm happy to put $10-$50k into each deal but would rather do it through something with an online portal rather than find individuals to partner with.The benefits of online funds would be ease of communication, deal flow, lower minimums, easier to vet with more eyeballs, more diversification, etc.Ideal Investment:I invest $10k-$50k into a deal.The property is Bought, Renovated, Rented out and Refinanced.I get back all or most of my $10k-$50k.I keep the monthly cash flow. 

But communicate that you are aware of their time.

Less objectionable is to put a notice on the door that due to lost communication, you will use your key in 24 hours. 

I agree with @Ashley Kehr, communication is the key.

The communication was awful and their tenant stopped paying rent 4 1/2 before the lease was up.

We will be the first to admit there was a lack of communication between our different departments at the very beginning.

This plan was solid with good supporting information that included some flipping and long term rentals in an area that had a good history for supporting this type of plan.After the loan was in place, the communication started becoming less and less until it was non-existent.  

Asking questions not only about their realized returns but also observations regarding a sponsor’s communication skills may provide valuable insight.
