For me, the fees that PM's charge are hard to swallow given the times that go bye when nothing needs to be done to the property, other than make sure that rent is coming in each month.

While many investors have 10-20 properties, many which are not paid off, the bank do have the right to exercise the due on sale close and bye bye properties.Better strategy is to get 10 BRRRR properties max that way you reach your conventional loan limit and try to pay them all off ASAP.Just imaging 10 payoff properties and some being multi, that cash flow is sweet.I will stop at 10 and then go to developing.

In other words, it's a great time to buy in Spain right now if one wants to get into vacation rentals, as two months of peak pricing can pay for the whole year of PITI (especially with mortgage rates under 3%).

Even if you bought at the very peak, next year price goes down, but the year after price will come back up close to or higher than the previous peak.Except of course the last bubble.
