I would not suggest writing offers without having an idea of where the rehab budget is going to land.

Happy ThursdayAs a lender one of the biggest hiccups in the flow of funding a loan and financing the rehab is the Rehab Budget and Supporting Documents.Growing up, I remember my Dad writing all of his renovations on the back of an old receipt with a thick, rectangular pencil... although not the prettiest rehab plan, it worked for him!

My wife will be going to Commercial flight school with goals to be an internationals cargo pilot but at the least an international passenger pilot and once working her entire salary will be poured into investing along with about 30% of my own income which is what I am using now build up a down payment while also paying down credit card debt and trying to sell truck.

Your repair budget won't survive one modestly poor tenant turn, but your vacancy is a bit high so that could come out in the wash.

@Scott Bell I'm doing a few BRRRRs in Burlington right now that come pretty close to meeting this criteria (SF is a little smaller).We've also done a few projects in Wilson and Rocky Mount in the same budget range.
