My point as I noted earlier, is that I want to avoid holding the property much longer due to capex that is coming up, as I already spent 13K on a new roof this fall and have more items coming up (paint, furnace, water heater, plumbing, appliances).

Just look at the comps around you and see what they are renting for and if the rent covers your mortgage, HOA, fixing appliances in the property, and providing you with some profit I would totally go for it.
