Presumably the dry cleaner uses chlorinated solvents (many now use petroleum-based chemicals which are "greener"). 

Or Power wash?

This will be painting, sheetrock, tile, garbage disposal replacement, trim work, fence work, pressure washing, cleaning, general cleanup.

I would just wonder if the reason the zero interest is because its being sold over market or the retail market there sucks... that would be my concern not if its a deal.. don't listen to those other folks that just mimick and chime in about the 1 % or 50% that's all hog wash.. its about EQUITY 

The one funny part of the episode was he needed $10K in cash sometime before closing, I was ready and willing to give it to him, but his attorney vetoed it.

The problem was he was in a bad area, nobody wanted to live there no matter how nice the place was.  

If they aren't strapped for cash and are simply ready to wash their hands of the property, it can be a win win... most sellers in this situation will not need you to point out the benefits of holding paper.Put enough money down to cover the seller's closing costs (including RE commission) and you may have a winner.

Make sure to put in any and all things you don't want, loud noises, smoking, dishes, and when and how to wash and dry clothes.

It would be somewhat of a wash; either pay the power company or pay the solar/loan/lease.
