This triplex had great opportunity for cosmetic upgrades and the addition of an extra room and bathroom.

We are also looking to upgrade but would like to keep the current home as a potential rental. 

Pt 2 - if I built an in law suite above the garage and rented that out, is that common and would that be worth doing or influence your opinion These are upgraded I’m going to make, it’s just timing that I’m wondering about as it relates to the best return of my money

I would suggest targeting homes that need cosmetic upgrades or are just outdated, slowly work through those while you're there, and do a little house hacking by renting out rooms as soon as possible. 

Then it came to the part where I put a value on the broken down costs, and that is where I got stuck again.

Called my city told them the meter is broken and they responded with a you take to many showers......

Wifi coverage should not be limited and if it is, spend $150 to upgrade your router to get coverage on the whole property. 

Landlords have costs that continue to rise (inflation and age of property).Buying should really only be considered if it's an upgrade.

I was thinking the only way anyone is going to get a bridge loan of that size for those type of assets is maybe an FHA type loan were the GOVMIT is semi forced into these areas.. for free market investment bankers I can see them thinking the risk is simply to great.. a project that size could never get off the ground as they rehab some units they get broken into and trashed before they finish the place.My friend used his cash to buy the one I mentioned.. and promptly lost 500k...
