We have since removed 5 of the 8 tenants for various reasons and are in the process of upgrading the apartments and the exterior grounds.

Buying a condo that was built in 80's and updating it to today's standards including kicthen and bath upgrades (especially if you already have conenctions with contractors) can subtsantially increase the value right off the bat.

I'm not interested in the slums, but I suspect that if you could buy up every house on both sides of a block, you could upgrade that block and get low income tenants who could not afford to move to a safer area.I also do not rent to undocumented aliens, but that is a customer base that is very low income and not usually involved in drugs or crime.

Without seeing it, I can't be of much help on the structural issue.A/C though, can be added pretty easily to most forced air systems if you think it's a worthwhile upgrade.

the cost to upgrade the lines to accomodate the tankless system in addition to the cost of acquiring and installing may put you over the top.
