Alot of people only care about the COC return, meaning they’ll take a tiny amount of cashflow if it’s high relative to the amount invested.

There’s tons of ways to get to the end result, I was merely pointing out that with his cash saved he would be better to spend that doing a larger multi family deal then doing a bunch of tiny single family homes.  

So it all just fits.You do not need to have the property in Chicago; pick a tiny po dunk town 30 minutes away.
