I'll share with you what some of my processes look like, starting from the initial phone call.

Sure, you may come across a few that put in too many maintenance requests from time to time, haha, but most of that can be handled with a phone call and doesn't always require a tech (or you if you are self managing) to be dispatched.Software: I cannot stress this enough, make sure whatever software you choose is user friendly, for you and your tenants!

If you're going to do this type of deal, just make sure you're comfortable with the possibility the loan may get called and you could have to refinance. 

Using Minut (great for noise monitoring but undecided on cigarette-smoking as the 3 sets of guests it called out- 2 were iffy/possible and 1 insists no smoking but they grilled so more testing is in order still).

Sometimes lenders can do what's called a "float down", where they can adjust your rate if rates have dropped enough (enough being the key here).
