I have one client with a shared housing  pad split and those are really tough to get financing on I would refi first before you pad split.

I went to lumber liquidators and requested that I can have a personal commercial account.

Personally, the way I think about it is if the property is listed on the MLS, then having two agents is usually the standard.

What's stopping you from just giving notice to all tenants, or to the new tenant specifically, that the common areas need to be cleared of all personal items and will be removed in 24-48 hours if they're not already removed? 

Maybe 750 sf per person on average.

The way you phrased you opening questions - "I want somebody to do X" seems to come from an inexperienced person. 

Personal opinion, there is no way to 'morby method' that doesn't create some sort of fraudulent transaction UNLESS you fully disclose the process to the lender in advance.
