Look through your local MLS and look for a most piece of property and pull the trigger on it.

If it is more significant like a cracked piece which is falling out now, then I'd look at repairing it on your dime.

Sometimes you can piece together information from various free resources, but more often than not you might be better off pulling info from one of the paid resources that compile data from many sources.Also I would say be very careful with wholesale deals around here.

@Erik Williams,   A 1031 exchange will start with the sale of a piece of real estate.  

This steady stream of marketing pieces will stream and stream, after you are a household name due to mailers, knocking on doors, and word of mouth from other people in the neighborhood you will be in! 

It gives me some different items to look into; finding an experienced sponsor for my first deal, using crowdfunding websites to familiarize myself and find documents I like, and get creative with the document piece when I am comfortable down the line.

To clarify, I also have Section 8 tenants, and I agree with you that the "Housing Choice" piece is important.

As for brick houses, they certainly can be cheaper when it comes to renovations since in many cases, all you have to do is pressure wash and fix a few boards or siding pieces on the soffit and facia.With all that said, you probably want to find a contractor or two or three that are willing to look at some potential flips and give you some prices as well as some guidelines on estimating the renovation costs on other houses.

One piece of information I forgot to add was that the lease has already expired in October 2022 (Denver, Colorado).
