But after hearing multiple seasoned investors recommend not buying a rental unless you can afford to own it outright, or have major reserves to cover long vacancies and unexpected repairs, we decided to start with wholesaling instead.  

In addition to that they have checked my DTI, reserves, credit etc.

My question is: If I have an appointment set up and only AFTER I text them a few hours before to confirm do they tell me they can't make it....do you reschedule, or just say NEXT!

A reserve price might help, but it would obviously lower the interest.What if I were to set the auction start price at my breakeven point?
