There's a few flaws that remain and I'm reminded everytime I see them.

Remind the seller about capital gains tax, and that if he were to receive monthly payments it would be gradually taxed as years go by.

Reminds me of the listings you see that state 'Below Appraised Value' or 'Less Then Replacement Cost' or some such.

I saw the receipt from perma pier attached to the Keller property and was reminded about this thread.

This reminds me of what happened in the Mortgage industry years back.

This reminds me of something I heard Kiyosaki say recently. 

I was talking to a mortgage specialist about my plans to start buying multi-family assets on the commercial loan side and he reminded me of a typical 3 year seasoning period before I can refinance.

It's always good to remind them that they're not staying and that the end lease day is the last day. 

This company (Opendoor) reminds me somewhat of the hedge fund infiltration in the post GR era, like 2010-2012 timeframe.

One rarely talked about thing I'll add is a reminder to readers is that you may be subject to what's called depreciation recapture.
