I'd look for my PMS to have email reminders to tenant, automatic rent payments, automatic late fees added and allowing tenants to pre-pay rent if they wish.

There's a few flaws that remain and I'm reminded everytime I see them.

Remind the seller about capital gains tax, and that if he were to receive monthly payments it would be gradually taxed as years go by.

I was talking to a mortgage specialist about my plans to start buying multi-family assets on the commercial loan side and he reminded me of a typical 3 year seasoning period before I can refinance.
