Also, while I live in CT now, I'm originally from Michigan (I'm sure the last name gives away my Hollander roots) and there's a good chance we may be back in the Grand Rapids area.  

Demand for rentals is high, but supply is also growing rapidly - you wouldn't believe the number of new developments going up in Northwest Columbus, where I live. 

I also understand that the population is declining rapidly, especially with younger folks fleeing.

Tons of expansion in this area so very rapid appreciation at the moment.

We might hit 20% of selling price, but that is purely because of rapid appreciation.

If you aren't hoping for the 1% or...I now like the >2% market that I've found, I hope you are investing in areas that are rapidly appreciating...then that would make sense.
