I know my state isn't the only state where it is against the law.One step of screening is to call on the applicant's current address and see how many police calls were made to that address.

Just the high level stuff that was important to the tenant screening process.

That includes taxes, insurance, vacancies, maintenance (even new, you'll have maintenance, much of it created by the tenants), legal fees, advertising, tenant screening, and who knows what else.

The Law of Attraction says that quality people who are able to help will find each other and move forward.

Seems like you all are good quality people.

I feel if you carefully screen the tenants, and do the other things you mention, the chances of having a bad tenant are about equal.

You have numerous other expenses, including property management, advertising, maintenance, legal fees, utilities, vacancies, tenant screening, and who knows what else.

Any adult that will occupy your unit should complete an application and be fully screened.

Both quality individuals.
