@Geovanni Heredia if your Inherited tenants already have a lease you will have to follow it. untill its expiration. unless the tenants agree to sign yours.I used ezlandlordforms for my first lease. but that was for a SFH. for a multifamily i would consult a local eviction attorney for a lease that gives you the upper hand over your tenants.

The one thing it's missing that I pine for is the ability to push rates to all my listing sites, including VRBO.

They are almost always followed by an @gmail email address.

Almost every time I can push them just $10 or $15k higher than is reasonable, because they dont know any better. 

Maybe start by inquiring about markets close to you, setting up a keywords search for them and following those that are major BiggerPockets contributors in those markets.

Unless filing for eviction is inexpensive where you are or you don't really want them to leave, I would follow through with the eviction-you already paid for it (and get to write it off as a legal expense).
