It sounds like the property may need to go through probate to get the title properly in your name.

My guess is that the two lollies were not leveled properly, and the weight of the 2nd floor shifted, causing increased pressure on other joists and a new set of problems over time. 

How do you transfer the leases properly?

If this hasn't been structured properly, you will end up with an adverse tax effect.
