You should have a significant enough amount owed at the end so the contractor is always incentivized to complete everything to everyone's satisfaction before getting that final draw.

Also make sure you have enough cash and you are patient.

The good news is if you can find off-market leads there could be great opportunities to get an amazing deal, but definitely be patient with the multi's right now.

I have been patient over the last few years after accumulating two great investment properties in the ATX area in 2019 and 2021.

By the looks of it, it's probably best I be a little more patient and do my due diligence to learn more on each strategy and then reassess from there.
