I have never seen a legally forced eviction take less than 28 days - so by the time the eviction is officially final - the storage period will have already elapsed.To limit your costs hire the lawyer not on a flat fee - but rather on a graduated basis - based on just how far he was required to go in the process.I would only notify HUD when the eviction is complete or when you otherwise get full control over the property back.

You need to bring this up with management as I can't imagine a scenario where the association should be contacting your tenant directly for any official association business.

Its perfectly normal for people to divide up their units in crazy ways so that affordability as a number is really really hard to pin down because the person who paid $3K for an apartment might very easily be subletting to 3 or 4 people without having something official.
