Consider this; in less than eleven days, President Biden issued over 50 Executive Orders, including; rejoining the World Health Organization, rejoining the Paris Accords (on climate control), ordering the Federal government on a “war-time” commitment to expand vaccinations, restoring collective bargaining rights, promoting $15 per hour for all federal employees, ordering all infrastructure contracts go to American companies, lifting the ban on transgenders in the military, dissolving the Muslim ban on travelers to the United States, classifying Vladimar Putin’s Russia as a “hostile foreign power,” extending the U.S.

@Adam Vieira I used to BRRRR my properties here (and did acquire a few off the MLS), but due to the high demand and low supply of inventory that Colorado Springs is currently experiencing, anything on the MLS won't have much, if any, equity left after the bidding war is over and rehab costs needed to bring the property up to speed.

@Kati Stratos - alternatively you can pick an agent in NJ who will give you a buyer rebate instead of paying that $$ as referral to your PA agent...For any property that’s listed for sale on MLS, it’s relatively lazy to not write up an official offer because a) if you write an offer, the listing agent MUST present it and the seller might sign it at an advantageous price to you (before they get additional offers and create a bidding war).

They have no way to know who falls into the numerous positions protected by this law, and it would be too cumbersome to constantly update all of their addresses in the database even if they could track it.

So if numerous large claims come into to the insurer (maybe a large natural disaster), they could not have the money to pay out and go out of business leaving you with no recourse.
