750k purchase price, 2k per month, nice neighborhood? Possible?

Will 750,000 purchase price get me 2,000 per month or more cash flow in a nice neighborhood? 1031 exchange closing end of this month.  Can be one multifamily, plexes, single family, or combo of all.  Looking for 2,000 or more cash flow after expenses and debt service.  Not in a war zone or high crime neighborhood please.  Prefer a chance for some appreciation, but cash flow is more important as looking to buy and hold.  Prefer warmer weather cities due to less wear and tear on properties, but will consider all cities.
