Hello, I was wondering if anyone has had experience with getting a loan on a very small MHP (<20 pads) by just asking for a land loan for a 5 acre parcel (that just happens to have some "old, tenant-owned mobile homes on it") from a bank vs. an actual commercial loan for an income-producing small MHP?

Sure, you could mobilize the equity in your home and try to make it perform for you. 

I want to place some new mobile homes on individual residential lots and sell them (each with their lot).

I can tell you what we did for 100 homes did not work for 300 and definitely will not work for 600 which is where we are projected to be by end of 2015.Just remember the IRS, fair housing and many other governing agencies say you are a business.
