While costs are of importance, the availability fo funds are most important to a rehabber like myself with multiple porjects always going at once.While I have yet to pay hard money rates (12% plus 3 points or more) due to my access to private funds mixed with my own capital, I am always on the lookout for options.

After reading around it seems there are mixed opinions on whether to tell the seller you intend on assigning the contract to an investor or lying and stating you will be buying the house yourself and never mentioning the assignment.

Common sense indicates that 1. it's a fire hazard and 2. it's restricting the airflow and probably caused the overheating.I called the repair place and talked to the tech, he confirmed that the cardboard was there when he showed up, so at least the tenant can't claim he just happened to put it there yesterday.
