Mentally get it in your head not to fall for sad sack stories.Seriously.You may get people answering to your vacancy that would fail screening, but they go to look at the place and tell you some sad tale of woe that tugs at your heart and would make you feel like a complete a-hole if you disqualified them.

There are two types of realtors out there; retail stuck in old traditional system go by market value and sometimes are emotional when it comes to dealing with them, offended by offers that are made to them by investors, these types in some RARE cases don't submit offers, keep in mind offers can be relayed verbally or in writing by a buyer, in both cases it is the Realtors responsibility to present all offers to their buyer by the letter of the law.And Investor friendly realtors, flexible non-emotional and innovative in most cases, NOT THE HOUSE WIFE MENTALITY OR WEEKEND REALTOR present all offers from my experience unless the EXCEPTION as described below is in effectIn terms of presenting offers there is an exception:HOWEVER, there is an EXCEPTION, a seller can instruct a realtor not to present any offers to them below a certain offered price.

My mentality is someone, some way is making a deal happen every day in every market. 

Their emotional and mental peace of mind means much more to them.Some examples of our seller's stresses:- The older couple that wants to move to live with their kids because they can't care for themselves anymore- The single mother who does not want to be an owner anymore because she cannot handle maintaining the house- The man who just found out he has cancer and needs quick cash to move and get treatment- The retired couple who tried out investing in real estate but want to get their money out to open a storeEach and every one of these sellers walked out of our closings with a smile on their faces and a hug goodbye.We have all educated ourselves and deserve to get paid for our knowledge of how to structure these deals.  

Sometimes a temp setting is a mental thing and not a comfort thing.I still have a lockbox and it is never failed, batteries never need replacing and not one complaint.My favorite is my Digital Watchdog camera system.

By putting money into 401k, you are mentally preparing yourself to retire at 65+, which is not my intention. 

Additionally, in my experience almost all homeless people are either drug abusers, drunks, or mentally ill.

When the headlines talk about the gloom and doom in the central valley in California, I think they primarily refer to areas like Stockton, Merced, Fresno, and Modesto.I felt compelled to clarify the extent of problems, particularly in Sacramento, mostly because some of these posts seem to be glorifying headlines which have a train wreck mentality.

It's either a mental block or you don't have the money to bring to the table to complete such a transaction - I don't know your financial situation so I can't say which it is.

This is a form of an entitlement mentality and until you get in the game.... you aren't entitled.
