Start with a good PM and work backwards.. they will know the good areas an quality homes to purchase.... and will keep you  out of the poor areas. the others are just standard operating procedures in a RE transaction.. although we don't use attornies on the West coast for these small dollar transactions we use title co.

In California:I put a down payment for a rental property security deposit as asked by the property owner to secure the rental and continue with section 8 housing inspection procedures. 

Can the pros please comment on what are the pitfalls to watch for and the procedure to buy these if I already have a primary residence.

Do I do a credit check, make them fill out an application form etc. as a standard procedure?

Had the tenant not responded, or if they did but I won, I would have had to wait for the set out to take possession of the property.So, you really must have a discussion with an attorney in your area who understands local procedures and customs.

Any special procedures that I need to go through other than just registering different shareholders for the company?
