I would suggest you start getting some legal representation and then talk to the previous owner. 

It is usually a way for selling one into or out of a job. 

over 20 to 30 years 10k a month is not going to cut it.. it seems to me those who think it will are younger and have had jobs that maybe pay 80 to 100k a year so they are just replacing those..

Nothing is wrong with taking a job to learn an industry, process, procedures, make contacts, etc... and then (sometime later) applying what you've learned, and connections made into your own business.
